The judgment of the Court was delivered by CAMERON, J.A.: --By an agreement in writing, dated January 17, 1913, the defendants agreed to sell to the plaintiff the lalldS in question for the sum of $1,920, payable as follows: $480 upon the execution of the agreement and the balance as soon as a Torrens title, free of any and all encumbrances of any hull can be delivered to the Citizens Bank at Decatur, Illinois, said title to be dehve not later than March 1, 1913.
